HOUSE RULES
You are staying in someone’s home — please treat it with care and respect.
Dear Guests,
We are a small, family-run operation, dedicated to providing our visitors a relaxing and convenient stay in El Dorado County. These rules are designed to protect both you and our home. We appreciate your understanding and cooperation.
By booking HOUSE IN BEDFORD WOODS, you agree to all of these rules and policies.
All rules are subject to change.
Self Check-In
• Before your arrival, you will receive an email with detailed check-in instructions, including:
• Exact address
• Private road directions
• Entry lock code
• Every adult guest (18+) must sign the Waiver & Release agreement before entering the property.
• Parents/guardians must sign for children (ages 0–17).
• Guests must be 25 years or older to reserve HOUSE IN BEDFORD WOODS.
Check-in: 4:00 PM or later
Check-out: by 11:30 AM sharp (no exceptions)
• Keypad is programmed for these times.
• Late checkout fee: $300
Smoking & Fire Safety
• No smoking inside the house — includes cigarettes, vaping, and marijuana.
• No burning anything outside the fireplace.
• Absolutely no campfires, briquettes, or lighter fluid.
• The property is in a high fire danger area with limited firefighting resources.
• Violation may result in immediate eviction and cleaning/damage charges.
• $500 minimum fine if the house smells of smoke at checkout.
• Additional charges if re-bookings are affected.
Garbage
• Bag all garbage and place it in the black-lined garbage cans in the garage.
• Always close the lid.
• Do not leave garbage outside—wild animals may scatter it.
Check-Out Procedure
Before leaving:
1. Bring all outdoor items (chairs, towels, glasses, etc.) back inside.
2. Place all soiled dishes in the dishwasher (no cooking knives).
3. Dispose of trash per the Garbage Rules.
4. Close and lock all windows, garage door, ground-floor patio doors.
5. Set both Nest thermostats to ECO.
6. Turn off all lights and ceiling vents.
7. Take all belongings.
8. Lock the front door by pressing the lock button.
Access & Restricted Areas
• Guests have exclusive access to the house and most of the property.
• Property managers or vendors may enter for maintenance.
• Locked storage spaces are not accessible to guests.
• For safety, stay away from:
• Pool controls and equipment
• Gas tanks
PARKING
• Maximum 4 cars allowed.
• Park only in the designated area across from the main entrance.
• Keep the private road, gates, driveway, garage area, entrance stairs, and lower lot entrance clear at all times.
• Violation: $500 fine + recovery of damages for lost rent or services.
• Do not leave food or trash inside cars or outside—bears are active in the area.
PET POLICY
• 1 pet maximum — dog (under 60 lbs) or cat.
• Must be house-trained and well-behaved.
• Dogs must stay off furniture/beds.
• Breed restrictions (per insurance): No Pit Bulls, Chow Chows, Doberman Pinschers, or Akitas.
• Crate dogs when unattended indoors.
• Keep pets leashed outdoors — the forest has dangerous wildlife.
• Guests must pick up after pets.
• Excessive shedding = extra cleaning fee.
• Violation penalty: $500 + damages.
POOL / SPA POLICIES
Private pool available during stay; spa not operational.
✅ POOL HOURS
• 8:00 AM – 10:00 PM
• Quiet hours after 10:00 PM
âš SAFETY RULES
• No lifeguard — swim at your own risk.
• Children must be supervised at all times.
• No diving, rough play, or glass containers in the pool area.
• No swimming under the influence of alcohol or drugs.
• Shower before entering pool.
• No pets in pool.
🧼 CLEANLINESS
• Use pool towels only (no indoor towels outside).
• Rinse off sand/dirt before swimming.
• Do not add any substances or chemicals to the pool.
👥 ACCESS
• Pool use is for registered guests only.
• No parties or large gatherings without prior approval.
📞 EMERGENCIES
• Call 911 if needed.
• First aid kit in Laundry Room.
SPA Notice: Spa is permanently inoperable due to system damage. Manual activation may drain the pool, costing ~$5,000 to refill. Spa is not included in your stay.
Violations may result in fines, loss of pool privileges, or early termination of stay without refund.
CANCELLATION POLICIES
Short-Term (≤ 20 nights)
• Full refund if canceled ≥ 3 days before check-in.
• If canceled 72–48 hours before check-in:
• 0% refund for first night
• 50% refund for next 3 nights
• 100% refund for remaining nights
Long-Term (> 20 nights)
• Full refund if canceled ≥ 30 days before check-in.
• Full refund if canceled within 48 hours of booking, no later than 28 days before check-in.
• If canceled 29–14 days before check-in: pay for 7 nights, refund the rest.
• No refund if canceled < 14 days before check-in.
Note: Cleaning and pet fees are always refunded if canceled before check-in.
WAIVER & RELEASE
• Will be provided a few days prior to check-in.
• Must be signed by all adult guests (18+) in the party.
• Parents/guardians must sign for all children (0–17).
